 Casa Moderna boasts 4000 sq. ft. of Simple Elegance & Bold Deign.  This "Modern House" is a villa in the strong tradition of Modern Mexican architecture such as Luis Barragan.

 
Casa Moderna is a Mayan Riviera vacation villa located in the Las Roca's area within the resort/residential community of Puerto Aventuras Mexico.  Casa Moderna is perfectly placed in the heart of the Riviera Maya, just one hour's drive south of the Cancun airport.   This truly unique oceanfront villa is one of only a few private vacation homes within the gated resort community of Puerto Aventuras.  

 With Playa del Carmen Mexico 20 minutes to the north and Akumal Mexico 15 minutes to the south, Casa Moderna is a Mayan Riviera vacation rental centrally positioned to all of the spectacular area attractions.  But why go anywhere when within walking distance of Casa Moderna, the village of Puerto Aventuras offers restaurants, bars, shopping, golf, tennis, snorkeling, diving, swim with dolphins, deep sea fishing charters, parasailing and of course.... the BEACH  See the Riviera Maya map   See Puerto Aventuras Attractions

 

The simple elegance of the design allows for natural, controllable cross ventilation and light. This design provides for sunny rooms without glare or dark shadows.  The interior is in an eclectic style combining rustic Mexican and Ancient Chinese. 

When I went to shoot this villa I simply did not know where to begin or end.  The owners have taken great care to ensure that from each and every angle you stand, sit or recline; your eyes will be treated to some type of visual treat.  The words that come to mind when trying to describe the villa & décor are a mix of contrasts.  Minimalist, sophisticated, simple, lacking nothing, functional, sleek, clean and sharp lines are but a few.  It is totally modern yet full of rustic furniture that become functional objects de art in this environment. 

Before you even arrive at the street/garden side entrance, you will have a view of the ocean through the office tower style glass doors and unobstructed hallway running the length of the villa.  Once inside you will find the media room on your right.  Here you can enjoy the satellite TV system while lounging on one of 3 futons.  One makes into a double bed and the other two can be used as singles.  This room has attached bath with shower and a nice garden/street view.

Moving further into Casa Moderna, you arrive at an inner courtyard that is completely open to the elements above.  A large concrete table for dining, or setting out a buffet is in the center of the courtyard and well placed to service the charcoal grill that is located along a counter.  Above the counter is one of the 3 massive mirrors found in the home.  The mirror serves to ensure you are always looking out toward the sea.  In the courtyard is a Venetian tiled tub and the entrance into the similarly tiled 70 foot long lap pool which runs along the side of the villa and extends out to connect with the oceanfront infinity pool. Stunning.

The villa, terrace, and pool areas are raised above the shoreline adding to the dramatic view and privacy.  Following the steps down to the shoreline will lead you to a small saltwater pool cut into the limestone which is lovely to soak in.

  Out of the pool and back to the courtyard, you can continue inside through a wall of floor to ceiling glass doors to the indoor living area or remain partially outdoors while you climb the open aired stairs to the second level where the 4 bedrooms are located. 

Entering the main living space on the ground level.  You will find a nice seating area that looks out and opens up to the pool and ocean in one direction and into the courtyard in the other.  To the side of this is a large square dining table that sits 8.  Another table with additional chairs is kept in the garage and available should they be required.  From the dining area the open and well equipped kitchen is easily accessible.  Since something as unsightly as a refrigerator would spoil the look of the kitchen, a small bar fridge under the counter serves to keep appetizers and drinks close at hand.  Two full size refrigerators are hidden in a room off of the courtyard where they don’t have to be seen.  The owner likes to entertain and so there is no shortage of matching dishes, glasses, serving trays and cutlery.  Of course the dishes are integral to the overall "look" of the villa, therefore many find their place out on the counters instead of hidden in cupboards.

                               

Heading upstairs to the bedrooms you arrive at a landing that looks down on the courtyard and is partially open to the elements.  Here you may notice the second of two very crudely built ladders leaning against the wall and heading up to the roof.  These ladders were used by the builders when constructing the villa and are as much a contradiction in terms as the rest of the villa.

The master bedroom is oceanfront and boasts a King mattress on an iron bed.  A couch provides a sitting area and a large walk in closet/bathroom with shower is attached.  A covered terrace with table and chairs is shared with the other oceanfront bedroom.  This room has a double bed and a dramatic view of the ocean framed by the balcony and roof of the terrace.  An attached bathroom with shower uses conchuela marble sinks and countertops like all of the other bathrooms.  The third and forth bedrooms face the garden/street side of the property, have attached bathrooms with showers and are as tasteful as the rest of the home.  One is quite large with King bed and sitting area.  The side view from this room is across a courtyard and into the rooftop aviary of a neighbor’s home.  The owner of that home is the principal in a large eco park so the aviary is full of exotic birds which you will catch glimpses of from the bedroom.  The other guest bedroom has a double canopy bed with a small terrace. 


This is a villa which invokes strong opinions and comments.

Access to this property is limited to the persons indicated on your confirmation.   Exceeding this limit is a direct violation of our rental agreement and will result in a forfeit of the security deposit and could be reason to ask you to vacate. 

 

Casa Moderna is located on a flat rocky shoreline in the private 'Las Rocas' area of the resort/residential community of Puerto Aventuras.  The flat rocky shoreline in front of the villa offers spectacular vistas, well appreciated privacy, and lazy hours spent combing the shore for treasures.  On a calm day, snorkeling in front of the villa is spectacular.  A short stroll down from here is the Sunscape Hotel beach with its' sandy beach and protected bay.  Even nicer is the Omni Beach, which is a 15 minute walk or 3 minute car ride away.

We returned home safely. We had a great time. Your place was ideal for our family's Christmas vacation. What an excellent design. What a view. What practicality. What spaciousness. We had great weather. We especially enjoyed the snorkeling in front of your place. It was equal or better than all the other places we've been, including Hawaii. Members of our family saw different types of rays (especially down toward the marina entrance). I saw a 5-6 foot green moray eel. Yikes, I thought. It didn't approach me, and I didn't approach it. It was beautiful. We went to the grocery store in Playa del Carmen, and prepared our own breakfasts and lunches. We ate out every night down at the commerical center. We especially enjoyed Tiramisu. Everyone was so helpful. Fanny stopped by several times. Lupe and Julian were pleasant and did their jobs well. Stuart and Antonio with Paradise Tours arranged our transportation and all went smoothly. Fanny said that you were selling your place for $2.5 million. We wished we had that much money. I did give a family from Portugal a quick tour the morning we left. I directed them to Fanny.  Thanks again for everything. When I was going through the expenses to divide among our family members, I see that part of the money we sent you was for a security deposit. Please let me know how you handle that. Well, we are back, suntanned and relaxed and pretending to be back in our bodies, but our minds are still back at Casa Moderna.  We had such a lovely time I can't tell you!  Perfect weather, the gentle breeze never stopped. It will be some time before we get used to sleeping without the sound of waves crashing against the rocks...(Sigh!)...  We visited Tulum and Chichen Itza, we snorkled at Akumal (and feasted at Oscar and Lalo's), we swam in the ocean at the Omni, we dined at Gringo Dave's and Richards and Cafe Ole and The Pub and Tiramisu (our favorite)...we drank mojitos at lunch and sipped Don Julio at dinner. We played cards and music by the pool, we did laps overlooking the Caribbean, and our last night we sat as the full moon glistened...  Your home was such a wonderful place for us to gather. So tasteful and comfortable, so many cozy corners in which to hang, read, rest.  And my teenage nephews were thrilled to have their own bedroom/bathroom suites for the first time in their lives! We can really feel the love you and Jim have put into your home, thank you for sharing it with us for a week that we will always treasure!  Jill Green, Southern California

'Wow what a great week we had. Your house is fantastic and suited our group perfectly. The space is beautiful and unique. We loved the feel of the outdoors inside. The bedrooms gave everyone privacy and the open airy downstairs is comfortable and beautiful with those gorgeous views.  There was plenty to keep everyone happy in Puerto Aventuras between the beach, animals and shops. The dolphin show and the restaurants, and stores within a short walk were very handy. We went to the beach at the Omni Hotel once and to the next beach south which was very nice and large with a restaurant right on the beach for our 'beach' day desires. It is reached just off an unmarked dirt/gravel road about 3 miles south of the entry into P.A. It rained for a short while once or twice.

We had a wonderful time - and we so enjoyed Casa Moderna!  Everything was wonderful - although the kids were so disappointed that the hot tub didn't work. The house really is quite special and so well designed.  The maid was terrific and so was the administrator.  We loved the area and took you up on a bunch of your recommendations.  We had dinner at Leon's place on the beach - what a special evening. Loved the taco's at Paco's and enjoyed meeting Vivienne - not just for her marvelous massage, but chatting with her afterwards was a delight.  The kids swam with the dolphins and just loved it - we did a little exploring in some of the cenotes, and just loved hearing about all the history at the ruins in Tulum.  The weather could have been a tad better, but it certainly didn't stop us from doing anything.  My parents certainly enjoyed their anniversary celebration - we hope to get back down to the area sometime soon, and will certainly let you know when.  If you need to use us as a recommendation please feel free!  Susan Siegel, Christmas 2002
